If the tenant wants to relinquish his contract prematurely, he is responsible for the owner`s costs when the property is re-leased and for the rent due until the start of the replacement rent. This cost will not be more than the maximum amount of rent pending on the rental agreement. If you wish to move before the end of the lease for any reason, you remain responsible for the rent until a replacement tenant is found. If you have signed a property but can no longer move in, there is no guarantee that you will receive a full refund of the money already paid and you will be again responsible for the rent until a replacement tenant is found. Most students appoint a parent or legal guardian as a guarantor. If you act as a guarantor on behalf of your son or daughter, you will receive a warranty form that you can fill out and return with a copy of the photo ID card. The guarantee company must be certified by a person who is not related to the deposit or who lives with it and who is not a party to the rental agreement. Lease agreements define the rights and obligations that the tenant and lessor must meet, as well as contractual conditions, including tenants and landlords, the time and amount of rent and the rental dates. Unless you are entitled to a discount or relief, you must pay the municipal tax. In some properties, the municipal tax may be included in the rent, which is indicated in the terms of your rental agreement.
